Tenancy agreements, deposits and moving-in records in Amman

Check a rental agreement, document the inventory, understand deposit terms and preserve payment and repair records for a room or whole-apartment stay.

Read the agreement against the space you are actually renting. A room in a shared apartment and an entire apartment need different descriptions of access and responsibility. Record the payment terms, dates and condition before moving belongings in, while both sides can still inspect the same items.

Identify the parties and the property

Confirm who has authority to rent the property and who is signing as tenant. The description should identify the address, apartment and, for a room rental, the particular room. Record which kitchen, bathroom or other shared areas you may use, and whether any area is excluded.

List the people covered by the agreement and how an additional occupant or a room change would be handled. A friend staying temporarily and a person taking over your room are different arrangements; obtain the required consent rather than relying on a housemate’s assumption.

Contract dates and the Jordanian legal context

The Jordan Bar Association publishes the Landlords and Tenants Law No. 11 of 1994 with amendments. Article 5 distinguishes older agreements from contracts made on or after 31 August 2000; for the latter, the agreed contractual terms and period have a central role. The law also addresses automatic renewal and unauthorised subletting. Published law and amendments.

Read the actual term, renewal clause and required notice before signing. Do not assume an agreement ends in the way another country’s rules would provide, or that a deposit automatically becomes the final rent payment. Have a Jordan-qualified lawyer review a disputed or unclear legal term before relying on a particular right.

Money terms to put in writing

ItemWhat the agreement should make clear
RentAmount, currency, payment dates, recipient and receipt method.
DepositAmount, purpose, permitted deductions, evidence and the agreed return procedure.
UtilitiesWhat is included, what is separate and the method for sharing a charge.
Early departureNotice, any contractual charge and what happens to prepaid amounts.
RenewalWhether it occurs automatically and how a party gives the required notice.
Repairs and accessReporting route, authorisation, responsibility and how visits are arranged.

Ask for a copy you can understand. If you use a translation, keep it with the signed version and clarify any difference before payment. Preserve messages that record an agreed change, then obtain a clear written amendment when the contract itself needs updating.

Create a move-in inventory

Walk through the rented room or apartment with the owner or authorised representative. Record the furniture and equipment actually supplied, their working condition and any existing mark or fault. Use photographs that show both the item and enough context to identify where it is.

  • Walls, floors, windows, doors and locks.
  • Furniture, mattress condition and any supplied textiles.
  • Appliances and the operating instructions given to you.
  • Kitchen and bathroom fittings, including visible leaks.
  • Keys, access devices and meter readings where relevant.

Agree the record rather than keeping an unexplained set of pictures that only one party has seen. Ask who will address an existing fault and when access can be arranged. The repair guide explains useful reporting details, and the utilities hub covers account information and shared bills.

Keep payments traceable

Match the recipient and reference with the agreed payment instructions. For cash, obtain a receipt showing the payer, recipient, amount, purpose and date. For a transfer, keep the confirmation and the owner’s acknowledgement. Verify changed account details through a known contact before sending money.

The payments and transfers guide explains currency conversion and bank details. Use the contract’s currency and payment schedule; a bank’s transfer fee does not silently change the agreed rent. Discuss any difference before the payment falls due.

A deposit calculation needs evidence

Suppose an example deposit is 300 JD and both parties agree a documented 25 JD charge and a 15 JD unpaid bill under the contract. The remaining amount would be 260 JD. This is an arithmetic example, not the owner’s deposit amount or a statement that either deduction is lawful in every case. Each actual deduction needs its contractual and factual basis.

Before leaving, arrange an inspection, compare the condition with the move-in record and settle the bill period you are responsible for. Record the key return and the agreed deposit settlement, including when and how any balance is paid. Keep a copy of the final record. The departure checklist covers the remaining services to close.

For apartments for rent in Jabal Amman with written room or whole-apartment terms, the owner offers four apartments available by room or as an entire apartment. Confirm the specific property, dates, prices and policies directly. Agree any deposit, contract length and other policies directly before payment.
